Charlottetown
UrbanThe capital and the only real urban centre on PEI. Strong resale market, walkable neighbourhoods, and the island's best access to restaurants, healthcare, and services. The most competitive sub-market in PEI.

- ✓Strong rental market if you ever need to rent it out
- ✓Walking distance to downtown amenities from many neighbourhoods
- ✓Most in-demand market — holds value well
Considerations
- –Highest prices on the island
- –Limited inventory in desirable neighbourhoods
- –Not a lot of space — lots are smaller than you'd expect
Best for: Families, professionals, people who want walkability and services
Stratford
SuburbanJust across the Hillsborough Bridge from Charlottetown — 5 minutes to downtown, with more space and generally slightly lower prices. Feels newer and more suburban. One of the fastest-growing communities in PEI.

- ✓5–10 minute bridge to downtown Charlottetown
- ✓Larger lots and newer housing stock than the city
- ✓Good schools and community feel
- ✓More inventory than Charlottetown proper
Considerations
- –Car-dependent — you'll drive everywhere
- –Bridge traffic can be a factor at peak times
- –Less character than older Charlottetown neighbourhoods
Best for: Families wanting space with city proximity
Cornwall
SuburbanWest of Charlottetown, 15–20 minutes to downtown. More affordable than Stratford, with a mix of older and newer housing. Good municipal services. Popular with buyers who want a house and yard without the Charlottetown price tag.

- ✓Larger lots and more rural character

Considerations
- –Longer commute to Charlottetown than Stratford
- –Fewer local amenities — most shopping is in Charlottetown
Best for: Budget-conscious buyers who don't mind the drive
Summerside
Urban (smaller)PEI's second-largest city, 45 minutes west of Charlottetown. Lower prices, slower market, and its own good amenities. A real city with character — not just a bedroom community. Reasonable option if your work is in Summerside or western PEI.

- ✓Its own amenities, hospital, and services
- ✓Waterfront harbour area is genuinely nice
Considerations
- –45 minutes from Charlottetown — too far for most daily commuters
- –Slower resale market than the Charlottetown area
Best for: People working in Summerside or west PEI, retirees, remote workers
North Shore (Cavendish area)
Rural / WaterfrontThe most iconic stretch of PEI — red sand beaches, rolling farmland, and strong vacation rental income potential. The Cavendish–Stanley Bridge–New London–Kensington corridor is popular with Ontario and BC buyers. 45–60 minutes from Charlottetown.

- ✓Strong short-term rental potential
- ✓Classic PEI character
Considerations
- –Far from Charlottetown for daily commuting
- –Seasonal — some services close in winter
- –Well and septic standard
Best for: Vacation homes, investment properties, remote workers
South Shore (Victoria, Murray River, Montague)
Rural / MixedPEI's quieter, greener side. Less tourism-driven than the North Shore, but beautiful in its own way. Murray River and Montague are small towns with some services. Good value across the board.

- ✓Less crowded and more private
- ✓Some waterfront and water-view properties at accessible prices
Considerations
- –Far from Charlottetown for most buyers
- –Limited local services — Kings County area is rural
