Before you fall in love with a house, know your ceiling. Pre-approval tells you your maximum — but your comfortable payment is usually lower. Factor in property taxes (roughly 0.5–1.5% of assessed value annually in PEI), heating, maintenance, and insurance. A general rule: keep housing costs under 35% of gross income.

Get Pre-Approved — Not Just Pre-Qualified

Pre-qualification is an educated guess. Pre-approval is a conditional commitment. In PEI's market, sellers take offers from pre-approved buyers more seriously. Bring two years of T4s, recent pay stubs, three months of bank statements, and your SIN. Most lenders respond within 24–48 hours.

PEI is a small, hyperlocal market. Charlottetown and the surrounding area (Cornwall, Stratford, Clyde River) move fastest and carry the highest prices. Western PEI (Summerside, Kensington) offers better value with a longer commute. Rural properties are priced lower but require more due diligence — well and septic inspections are critical.

In PEI, most buyer representation is free — the seller pays commission. But not all agents have equal knowledge of the local market. Ask how many transactions your agent has completed in PEI in the last 12 months, and specifically in the areas you're targeting. Local knowledge catches things MLS listings won't tell you.

The Search: What to Prioritize, What to Compromise On

Make a hard list and a soft list. Hard list: must-haves you won't compromise on (bedrooms, school zone, commute). Soft list: nice-to-haves you can live without. In a competitive market, buyers who know what they'll compromise on make better decisions faster. In PEI, the biggest variable most buyers overlook is heating type — oil heat in an older home can cost $5,000–$8,000/year.
